Norwell developer and builder Eugene Mattie was standing in line at a Starbucks shop with his 17-year-old son, who was recovering from a severe leg injury. A friendly woman in the line asked his son about the injury and suggested a good physical therapist.

Mattie was touched by her kindness and they struck up a conversation. As it turns out, the woman was Evelyn Nelson, vice president of development for South Shore Habitat for Humanity.

For developer Eugene Mattie of Norwell, it might have seemed like a gamble to proceed with plans for seven custom-built luxury homes in a development called Cowens Cove last year. Home prices had been declining steadily since 2007, and inventories of unsold homes remained near historical highs.

Mattie finished construction of the road, underground utilities and landscaping and roped off the entrance to the cul-de-sac before he started marketing the 21-acre property.

“I used the rumor mill to my advantage,” Mattie said. “Everyone was asking, ‘Who is this developer who could buy a piece of land, put in a road, and wait for it to be landscaped before he lets anybody in?’”
